Located 7/10 of a mi south of California City Blvd, with subject parcels fronting opposite sides of Hwy 14. California City is an incorporated city, and in terms of square miles, is the 3rd largest city in California. California City is a bedroom community with its own airport, K-12 schools, pubic park, police department, fire department, public library, and golf course. While most of California City is residential, it does have its own industrial and retail areas. Retail names in CC include McDonald’s, RadioShack, Rite Aid, and Sears. Subject property is in the unincorporated area of Kern County. According to the 2010 census, the population of California City is 14,821. In the ten year period of 2000 to 2010, California City’s population grew +76.89%.

The “new hiring goal” at the Mojave Space & Air Port is reported to be 600 for 2012, which will bring total employment there to 3,000.

In 2016, California City embraced and legalized the cannabis industry within the CC city limits. This includes the cultivation, manufacture, and transportation of cannabis / marijuana. Globally, this is a fast growing industry and California City hopes to grow along with it.
