REMARKS - Located in the Fox Field Specific Plan area of west Lancaster,
at 36th St West, on the north side of Ave F.  Zoned industrial, this parcel has paved
frontage, electricity, and telephone.  Only 1.4 miles west of the Freeway 14. 
Fox AirField, located at 50th St West and Ave G, is only 1 + mile away.  Fox AirField
has a 7,200 foot paved runway and 24 hour refueling.  The City of Lancaster has
successfully recruited two large distribution warehouse businesses to the area-
Michael's (arts & crafts) and Rite Aid.  The City has recently announced that the
California Army National Guard will build a 62,000 sq ft facility for it's 90 + trucks
near 50th St West and Ave G.  The Natl Guard facility will also include living
quarters.  Recruitment of new businesses to the Fox Field area is a continual and
ongoing process.  Fox Airfield is intended to help businesses located in the Fox
Field Industrial Corridor with the distribution of their goods.  Infrastructure improve-
ments to Ave G, from 25th St West to 50th St West is underway.  Ave G is being

The City is hopeful that these improvements to Ave G will help to attract new business
to the area.  The opening this year of the new Fairgrounds, at Fwy 14 and Ave H,
will also help elevate the profile of the Fox Field Industrial Corridor.
